Mixed-Use Overlay Districts
  • Mixed-Use Overlay Districts – Mixed-Use Overlay Districts allow for a modern type of zoning that blends multiple uses whose functions are to some degree physically and functionally integrated. The Town created three Mixed-Use Overlay Districts: Mixed-Use Redevelopment Area Overlay District (MURA), Mixed-Used Redevelopment Corridor Overlay District (MURC), and Mixed-Use Employment Center Overlay District (MUEC).

  • MURA – The intent of the MURA district is to provide opportunities for the redevelopment of existing vacant, underutilized and/or “tired retail” properties in areas that could transition from single-use commercial and industrial properties into more vibrant mixed-use developments.

  • MURC – The intent of the MURC is to provide opportunities for property owners to reinvest, redevelop and upgrade their existing businesses and properties, especially those that are older converted residential properties, along the East Henrietta Road corridor in a manner that is not allowed by the underlying zoning districts.

  • MUEC – The intent of the MUEC is to provide a desirable mix of residential developments in and among office buildings, light industrial, and high technology businesses for people who want to live near their workplace and necessary services.
